From a Realtor's perspective there are a lot of things to like about Fredericksburg and the surrounding area. We are relatively close to many things that make our area attractive... Washington D.C., Richmond, the mountains, and the beach.
We are a primarily a well educated community, with good employment opportunities, good education opportunities, shopping, dining and recreation galore. Even though the real estate market ebbs and flows as it does in every other market, this is a wonderful place to be a Realtor, because we have so much to offer newcomers to our area.
From a personal perspective however, I love the Fredericksburg area. There are a lot of reasons, but one of my favorite parts of our area is the Rappahannock River. The river is and has always been a vital part of Fredericksburg's history and culture. I, however, love it for it's beauty and the recreational opportunities it affords.
A couple of weeks ago, a friend and I took the opportunity to float about 7 1/2 miles of the river...
We put my canoe into the water at Mott's Landing and pulled it out at the City Dock. First, let me say this; now is not the time to float the Rappahannock River. You will carry the canoe at least as much as you will ride in it if you don't heed this advice :)
The first time I floated the Rapp was about 20 years and the river is just as beautiful today as it was then. Along with the beauty comes opportunities for fishing, swimming, rapids, camping and more. I personally love the Smallmouth Bass fishing the river offers. I was hooked (pun intended) 20 years ago on the fishing the river offers and still am.
If you intend to get on the river, please heed the warnings regarding safety and water levels, which you can find on the Friends of the Rappahannock website. While you are there, go ahead and join this great organization and help support efforts to protect this valuable resource.
Where else can you float miles of river, still be within a very short distance to major populations and likely never see another person?
